Sitting high up in the hills of Manuel Antonio, The Tree House has one of the best views overlooking the Pacific coastline. Sweeping views of the Pacific Ocean and Manuel Antonio Park are visible from the kitchen, living areas, pool, decks and almost every room in the house. The vacation home has a Balinese inspiration to it, and was built with all locally-sourced materials. You will certainly enjoy this spectacular structure on your next vacation to Costa Rica.
The kitchen and dining area are open communal spaces, inviting quality time with friends and family. The open-air living room provides a place to sink into the over-sized, well-appointed furnishings and cushions.
The veranda has several lounge chairs and chaises for a relaxing day poolside. There’s a game room and a home screening room for in-house entertainment on the lower level.All six bedrooms are air-conditioned, with en-suite bathrooms. All have wide views of the Pacific Ocean and the rainforest. Each bedroom has artisan hand-carved stone or glazed earthenware custom details, custom stonework and tile, exotic hardwoods and original art from around the world.

Rates
High Season
- $11,250 a week as a 5 bedroom for up to 10 guests
- $12,500 a week as a 6 bedroom for up to 12 guests
- $525 a week for each additional guest to a maximum 16 guests
Mid Season
- $10,125 a week as a 5 bedroom for up to 10 guests

Things to keep in mind
House rules
- Check-in is no earlier than 3pm
- No smoking inside the villa
- Due to limited parking and as a courtesy to the neighbors, please consult with the office regarding any parties you plan for more than the members of your group
- No parties with guests not staying at the house without written consent from Escape Villas
Weddings
There is a site fee that applies if having an event like a wedding at one of our homes. The amount of the site fee depends on the amount of people attending the event. The site fee can be reduced $250 for each additional home rented from a select group of our homes. When there are chef services included in the rental rate, they do not apply to an event like a wedding, the service can be provided for the event also for an additional fee. The site fee does include additional staff to assist with moving furniture and a maid for 4 hours during the event to help keep the bathrooms and general area picked up. The site fee does not cover the cost of any equipment rentals such as chairs or tables nor does it include coordination services. The site fee will be paid with the final rental payment 30 days prior to arrival. If additional guests sign on to attend the event after the final payment has been paid the additional fees will be paid upon arrival.
Chef services
- Rates include chef services for 2 meals a day, your choice of which to meal, the cost of food is additional. This applies to reservation made after March 2024 and if your Reservation Agreement states so.
- We will send you a sample menu that can be customized to your tastes
- We can also offer you meal plans with or without alcohol
Occupancy policy
- Occupancy is based on 2 people per room until all bedrooms are rented
- Bedrooms not rented will not be offered to anyone else, the property is always private for just your group, never shared with strangers.
- It is your choice of which bedrooms you use if not renting all 6 bedrooms

Payment policy
- To reserve this home we will send you a Reservation Email. This will hold the dates for 3 days for us to receive your reply email agreeing to the terms. Once we have the reply email we will give you another 7 days for us to receive the first 50% deposit. The remaining 50% payment is due 30 days prior to your arrival
- For last minute rentals we hold for 2 days for agreemnet to terms and 3 days for full payment
- There is a damage protection fee of $100 due with the final payment.
- For payments we can accept VISA/MasterCard or wire transfers.
- For any charges made to a VISA/MasterCard there will also be a 6% surcharge.
- For any wire transfer that we receive there is a $40 flat fee.
Cancellations

If you have to cancel we can refund your deposit minus a $300 processing fee so long as we are able to re-rent the dates for the same amount of the original reservation. The longer we have to do this the greater chance you have of getting a refund.

You can also choose to have us hold your deposit towards future dates within 18 months of the dates on the original reservation. This will not incur the processing fee like the refund policy but we must be notified at least 4 months prior to the reservation dates to be able to give you credit.

If you cancel within 4 months of the reservation dates a possible refund or credit to the future are only possible if the reserved dates are re-renting for the same amount as your original reservation.

The Tree House is a beautiful property as advertised. My family of 8 which included 6 adults, a 10 year and 12 year old had a wonderful time lounging in the pool, watching the visiting playful White-faced Capuchin, and vocal Howler monkeys, Toucans, Macaws and even a Sloth. The theater was enjoyed by the kids in the evening while the adults enjoyed a beverage in the open air living area. Our needs were promptly taken care of by Ricky, whether we needed groceries, transportation to the beach or shops, as well as arranging pickups for our excursions. Finally, our amazing chef Esteban spoiled everyone all week with his tremendous meals. So much so, we cancelled reservations to go to a restaurant in town. Memories were made that will never be forgotten!

Our group of 8 (4 couples) stayed at the Tree House for 5 nights to celebrate two 40th birthdays. Our time at the Tree House was far beyond what we ever expected! It's an extremely nice house, but also the experience of living amongst so much wildlife was absolutely amazing. From the house we heard howler monkeys and saw a pair of macaws fly by each morning, saw a toucan, iguanas, squirrel monkeys, and had white-faced capuchins visit us 1-2 times a day (even when they weren't "in the house" I would often see them playing in the trees next to the master bedroom window). We didn't think the bugs were too bad at all, but maybe that's normal for December. Our favorite activity was just sitting in the living area with the fans on and enjoying the ocean breeze. Even when it was crazy hot outside it was still very pleasant sitting there next to the pool. We spent so much time just hanging out there, plus the tours we did, that we didn't use the theater and only used the game room once to play pool, but it was nice to have the options!
Valerie helped set up transportation to and from SJO (would recommend this versus driving yourself - makes vacation so much less stressful), tours (MA National Park and Tropical Waterfalls full-day tour which we highly recommend). We had a small hiccup with a chef not showing up on our first full day, but Ricky the on-site host helped us sort that out immediately and we ended up having Chef Carlos make us several meals. We appreciate that he was able to fill in at the last minute on our first day and he was fantastic!!
The Tree House is at the bottom of a long, steep hill full of house rentals. Because it's at the bottom, it is much more private than most other houses on the street. We had read that walking into town from the house was difficult, but we regularly walked up the hill to go to the local grocery store, shops, and restaurants and it wasn't too bad. We ate at Agua Azul and Emilio's and would recommend both of those. We did get taxis to go to the beaches and Ronny's Place for dinner one night.
Overall, we had a fantastic time!! We even had 1 couple in our group that asked if the house was booked after our stay because they wanted to stay longer (of course it was booked!). For anyone that visits Manuel Antonio, don't stay in a hotel, you need to stay in one of these homes set in the middle of the rainforest. There is no comparison!
